Buying Process - With Mayfair Group

 

Every living being craves to have a roof over their head and buying a property can be both exciting as well as daunting at the same time. The labyrinth of negotiations, legal procedures, finding a good home, financing the purchase, hiring a broker and such other aspects, are enough to make one’s hair stand on end.

Mayfair Group follows a 3-step procedure called ‘IST’, meaning thereby, Identify-Secure-Transfer. IST has been developed to offer our investors a simple, convenient and secure method to purchase a property as per their basic investment requirements.

Identify
It is an inner desire of everyone to own a property, be it residential or commercial. The identification of the property to be purchased depends on various factors, which are of prime importance. This is where Mayfair Group’ professional expertise plays a vital role in determining the capacity to raise adequate funds, finding the perfect location, selecting suitable neighbourhoods, showing facilities available, determining genuineness of title of the seller, etc to confirm the authenticity of the complete transaction. If the buyer is seeking for a home loan, we also assist in selecting the right financing as per his individualistic needs, offering him the best combination of terms and rates.

Secure
Once the discussion regarding sale consideration is finalised, we enter into a sales agreement with the buyer after our acceptance of an advance booking amount for the property chosen by the latter. Necessary terms and conditions are narrated in the said agreement specifying among other things, the time limit to execute a sale deed and duration for completing the balance payment.

Transfer
On or before the date mentioned in the sales agreement, Mayfair Group executes a Sale Deed with the buyer on a non-judicial stamp paper of an appropriate value and registers the Sale Deed with appropriate revenue authority. On registration of the deed by the appropriate authority, the title passes over to the buyer.
