Q. What is a Titlement Company?
A. Once the bid has been accepted by the bank a titlement company then takes over and starts to do all the relevant legal work to close the property.
Q. Will I own the property freehold and hold a copy of the Title Deeds?
A. Yes. Upon completion you will receive full title deeds for the property. All properties are sold on a freehold basis.
Q. What is title Insurance?
A. Every property title is insured to the value of the purchase price, which safe guards the landlord / investor to the value of the purchase price should any one have a claim on the property.
Q. Do I have to pay for it, if so is it yearly?
A. The title deed insurance is a one off payment made at the time of transfer of title and it is included in the price.
Q. At the time of searches who's responsibility is it to make sure all taxes and all utility bills are cleared?
A. The titlement company is responsible to make sure all taxes and utility bills are paid off by the seller prior to completion.
Q. Does the titlement company do all the searches?
A. Yes they do all the searches and ensure that landlord gets clean lien free title.
Q. What documentation will I get?
A. You will get the title insurance documents, a quick claim deed and then your title deed.
Q. How long does it take to get the title deed?
A. The titlement company will submit the deed to be registered to Wayne County Register of Deeds and it can take up to 30 days to receive the registered deed.
Q. Who pays the fees of the titlement company and registration fees for the deed?
A. All the costs are included in the purchase price.
