Risk & Returns

A well crafted portfolio will contain a range of investments. In our view around 25% of it should be held in alternative investments such as land and property.

There is a theory of portfolio management that seeks to define the optimal balance between risk and return, based on the concept of an 'efficiency frontier'. Portfolios lying on this efficient frontier curve will produce the highest possible return for any given level of risk.

When held as part of a balanced portfolio of other investments, a blend of Mayfair Groups alternative assets will have the effect of shifting the risk/reward profile closer to this optimum position. In some cases the introduction of this blend will even result in a lowering of the overall portfolio risk, by reducing over-reliance on any single class of asset.

Alternative investments are less liquid than cash bonds and equities. Typically it takes between six months and two years, depending on the asset class, for Mayfair Groups investment propostions to reach their maturity and deliver their optimum return. The advantage of this is that, unlike equities, their value is not subject to rapid change or dramatic fluctuation. An additional benefit of a diversified holding of these alternatives is that they reach maturity at different rates and at different times.

No two investors' circumstances are the same, of course, so professional advice should always be sought if one is uncertain about optimal asset allocation.

It is perhaps worth mentioning here that in investment terms we can isolate two distinct forms of risk. One is that something goes horribly wrong and our investment is largely or completely lost. The other is simply the risk that our investment will not produce a return as good as we were expecting. When the investment is backed up by a solid asset such as property, the risk - insofar as it exists at all - would fall into this second category.
